Sales based rental agreements – FXRE

Hi,

We are using Flexible real estate management and we are in EHP-7 (ECC 6.0) and with respect to Sales based rental agreements, could you please help me if it is possible to map the below scenarios in SAP RE-FX?


1.) In case of sales based rental agreements, is it possible to have incremental rental percentages based on the tenant’s turnover? For e.g. for sales turnover of $100 to $10,000 the rental amount would be 10% of the sales and for $10,000 & above the rental amount should be 15%.


2.) During the year-end, if we have not received the sales figures from the tenants, is it still possible to post the revenue items based on certain assumptions? As per Auditor’s requirement the revenue has to be recognized based on average sales though actual figures are not received from the tenant.

Dear Pavan Potharaju,

Answer to Your first question : Yes, its possible, To make the sales based rent with different slabs you can use the  grading method in REFX sales based contracts as below.

Goto sales rule tab - in RECN screen ( Sales based rent agreement Tab ) click on graduated Field. ( as shown in attached image Graduated)

Then select the sales grading type as - SALES GRADING AGREMENT  and add the slab rates as per your business requirement,( below example FYI)

Sales from -  sales to     % rate      Min rent.

1000               10000               5               500( Optional)

Also your second question : if you want to post the contract with out actual values, its better to have the minimum rent concept, so that if we don't know the exact values based on the minimum rent you can make the postings.

For your first question, you can maintain the sales percentage with grading, which under the term of sales rule.
