Hi Experts,
How do we integrate the hotel management interface to SAP RE_FX for getting the room level profitability for each room wise .
Hotel management system is MAXIMO.and client wanted to get the values from MAXIMO to SAP RE_FX ot Finanace
to see the profitability like revenue Vs Cost and then profit
could you please share your thoughts.

Dear MOHAN MOHAN.
If you want to integrate with hotel management system such as Opera or your MAXIMO(?) for
progressing the profitability analysis of room level, you can consider below items ;
1) Lowest level of profitability analysis is ROOM , is that right?
- Entire room level must be defined of SAP RE-FX such as Room of architecture view and Rental
unit of usage view. (include Room Number)
- Best cases.., Room number can be defined the same number between SAP RE-FX and Maximo.
- This Room No. is cost and settlement object of SAP system.
2) Interface daily the revenue and cost data of Maximo to SAP RE-FX.
- Maybe hotel management system try to close the revenue and cost every day, so SAP RE
can be transferred this daily closing data. (Include Room Number)
- You must decide how can you consist this revenue and cost data to SAP system.
Step-1) Create FI-GL document (/w special document type and account) include RE Object
(RE Object is Room Number)
--> Use t-code RERAOP with Revenue/Cost of RO.
--> Room No is CO object of CO document.
--> Use t-Code REISCOCSTACT for reporting this revenue and cost
Step-2) Create just CO document with CO-PA segment
--> Use t-code KB61 with Room no. as PA segment
--> Use t-code KE24 / KE30 CO-PA Reporting

Regarding master data -may I know the necessity of both Architecture view and Usage View.
only with Usage is it possible to link the hotel data.
2.Here we are planning to take the data for every weekly /Monthly .
How to transfer the data from Opera to SAP .
and cost of room is for total cost is given by facility management team and it needs to be appropriated for each room .Could you please throw some light on this.

Dear Mohan.
1. Cost Allocation of each room :
In your cases, you must define the allocation or distribution rule for cost of room
from total cost.
A) Sales-based allocation :
- When you received total cost of entire building(rooms), you can allocate this total cost
to each room from rate of Rent Sales amount on the every week or month.
B) Area size based allocation ;
- Normally, Room of hotel is fixed space (SQM:square meter), so you can allocate this
total cost to each room from rate of Rent Area Size (SQM)
2. Interface with Maximo(?) ?
: IBM Maximo also have interface method with SAP, so you can check this from BC
consultant. or you can check below link.

Actually here we are using third party Scenario.
Each Building/Rental Object/Contract having the both dimensions of cost and revenue
Cost-Management fee to the Manager
Revenue-Revenue from the Tenant.
Lease out contract creating in the Owner company code and which is rent collected from tenant and treated as revenue
By Management contract from the owner company to Manager company by sitting in the Owner company commission has to paid to the Manager and this is treated as cost to the Building.
So in this case
1.how can I see the Cost and revenue report for each Building/RO.
2.How can Manager can collect the Commission from the tenant with out having the Rental Object in Manager Company Code
3.How can we transfer the Management fee to the manager from Owner with automatic payment after running the periodic posting in Owner company code .
