Complete model between architectural view, usage view, land use management?

Hi there

We have implemented the usage view for the internal use of a client. He has requested the implementation of the architecutral view (for use with group assets) and land use management.

Does anybody know if and when the architectural view is implemented with the Land Use Management enchancement?

Surely the architectural view will take land parcels into account (to obtain an understanding of the relationship between land and improvements).

Therefore how does Land Use Management integrate into the larger picture?

Land Use Management is the foundation level and deals with the land entity and real (land rights) attaching to it; e.g. who owns it, in what shares, what restrictions are there on it (mortgages, servitudes, etc.).

Next level up is the architectural view which relates to one or buildings on that land, and enables you to do space accounting and planning for those buildings.  If the company's policy is to value land and buildings separately, you'd link the LUM land parcel object and the REFX architectural building object to the respective FI-AA accounting objects.

Next level (or parallel level) is the REFX usage view which enables a) rental accounting of some or all of the defined architectural spaces in the buildings, and b) tracking of allied costs through integration with SAP Plant Maintenance.

All three of these views can be linked to appropriate layers in GIS so that both detailed and aggregated data can be viewed spatially

Hi Joe,

If your client requires land to be linked with assets, you can do this by creating property and linking it with assets under assignment tab.

You need architectural view if you want to map rooms and floors within a building with exact measurement of rooms and floor or if you want to link with graphical information systems.
